Villa Papilio

Rare authenticity, direct beach access, and a fully serviced private estate designed for gathering well

The House

Set within approximately 20 hectares of private land on the southern side of Antiparos, Papilio feels less like a villa and more like a private estate. Three independent residences are woven into the landscape among gardens, stone paths, and shaded terraces, creating a setting where guests can come together easily while still finding their own quiet corners throughout the day.

Whitewashed Cycladic architecture, stone-built walls, and mature gardens designed by Philippe Niez blend naturally into the surrounding countryside. Days unfold between long lunches beneath pergolas, walks to the estate's two secluded beaches, and unhurried afternoons spent by the pool overlooking the landscape.

Inside, antique furnishings, collected artworks, books, and thoughtful details reflect the international lives of the owners while remaining firmly rooted in the character of Antiparos. Equally defining is the team behind the experience. A dedicated local cook and long-standing staff look after guests with warmth and discretion, creating the rare luxury of a stay where everything simply falls into place.

Interior

A Home with Soul

Papilio is a home shaped by the tastes, travels, and sensibilities of its owners. Antique furniture, collected artworks, books, and carefully chosen objects lend a warmth and personality rarely found in purpose-built holiday properties. Traditional Cycladic architecture forms the backdrop, while subtle international influences bring depth and character to the spaces.

Rather than following trends, the interiors feel lived in and authentic — a home that blends the spirit of the Cyclades with the cosmopolitan outlook of the family who created it. The result is an atmosphere that feels welcoming, relaxed, and deeply personal.

Exterior

Life Between Sea and Landscape

The estate unfolds through a series of gardens, terraces, shaded pergolas, and stone pathways leading towards the sea. Whether gathering around the pool, dining outdoors, or walking down to the beaches, life here is spent largely outside, immersed in the landscape that surrounds the property.

The scale of the grounds creates a rare feeling of freedom, allowing guests to wander, explore, and discover different corners of the estate throughout the day.

We love Papilio for its authenticity. While Antiparos has seen an increasing number of newly built contemporary villas in recent years, properties with this much character, atmosphere, and connection to the landscape have become increasingly rare.

The estate works exceptionally well for multi-generational families, groups of friends, and larger gatherings. The three independent accommodation volumes create a natural rhythm to daily life, with ample opportunity for shared moments while allowing everyone to settle into their own pace.

Equally special is the hospitality itself. Papilio is offered with a dedicated local cook and a long-standing resident team who have welcomed guests here for years. Meals are prepared, the property is cared for, and every detail is quietly handled behind the scenes, allowing guests to fully relax into the experience.

Access is generally straightforward, although an SUV is recommended for the final stretch approaching the estate.
